- Readldeal || Realdeal - a bungalow has gone under offer in Braunton that just goes to show that you should not only look at land registry prices before you offer but also do viewings and watch the market for a while before you buy. I have just seen a property in the Brittons, Braunton, that had an asking price of 225,000 go under offer. I viewed it recently and it was livable inside but still had all the usual problems to fix on 50s bunglaows eg old wiring, central heating etc. The property had a separate garage, lounge, 2 beds, 1 bathroom, and a kitchen which was not big enough to eat in, so if you wanted a dining area you would have had to use the second bedroom. Not only that but the garden was so tiny it was unlikely you could have crammed a small conservatory on the back to create eating space. This sort of bungalow is really a one bed. Now a few months ago there were 2 much bigger bungalows on in the Brittons around the 230,000 mark. One has just gone onto land registry prices as having sold for 210,000. That property had a separate garage, cloakroom as well as a bathroom, 3 beds, also a brick built added dining room and biggish garden. It also had a covered leanto between the garage space and kitchen which created conservatory space. I am still waiting to see what the other sold for. The other was priced at 235,000. It had two beds, plus a third brick built room that could be used as a dining room or third bed. It also had an integral garage. It had a kitchen big enough to eat in and a separate brick built utility area. And the most massive beautiful garden that backed onto lower park road. You could have easily extended it out to create a couple of extra bedrooms on the ground floor and still had a large garden. Now even more interesting is when you consider that this second 3 bed property originally sold for only 240,000 in the boom! Even more bizarre is when you now see traditionally lower priced areas to Braunton like Bickington EX31 with 3 bedders priced between 240,000 and 270,000. An example is a 3 bedder with lots of garden at Lyddicleave that sold in good nick for 225,000 in the boom to current owners who have it up for sale at 235,000. My jaw has dropped to see a three bedder come on the market in Lyddicleave at 269,000 in the last couple of days. The North Devon property market dropped 12% in the crash so I will leave you to do the numbers. Another interesting comparison is between the new 3 bed town houses being built at Fremington (next to Bickington) and those in Braunton - these reflect the real differences in price that should normally exist between Braunton and Bickington/Fremington. The Fremington town houses going up are 179,000 and those at Braunton 230,000. Therefore the wide swings in bungalow prices do smack of the increasingly erratic, unsustainable second hand market being spoken of in the media, brought on by a shortage of good quality stock for sale. This is a market that could end in a lot of regrets where buyers have jumped in too fast this summer, either with cash or grabbing low interest rate mortgages while they are still available. (As predicted by Money Week interest rates and unemployment are now steadily on the rise which can only act to dampen the market over forthcoming months, especially as there is a lot of cheaply priced new builds coming into these areas.) -- left at Mon Jun 22 13:27:57 +0000 2009
