- Joan || If you're are a serious buyer in London try West Thamesmead. I have lived here 8 years in a new build 4 bed town house overlooking a beautiful lake. The area had a terrible time 3 years ago with frauduent buy to let landlords who ruined many riverside apartments and blighted the area there but many are repossessed now , see this site , anyhting on Merbury Close, Warrior Close, are usually repo's . Most of the hideous people who lived there have moved away and we are now a very quiet area again. You can get a real deal if you check you are not living in a block with poor tenants, if its too cheap or ther are bits if cloth at the windows unstead if curtains beware. However houses are always a good bet and there are some really lovely ones with a good local neighbourhood . Some excellent flats also away from the riverside but on the waterside lakes and canal soace. Fab views an many like minded individuals. We are also unique with a community forum, active community activities and excellent support of local councillors. - DD || Moving away from West Thamesmead was the best decision of my life! I lived in an OK new build houses there for 7 years with good immediate neighbours but was ground down by the lack of local ameneties, the low air quality and pollution from the sewage works and Belvedere incinerator, the noise from flights in and out of City Airport only a mile away across the river, night time sirens up and down Western Way, extremely inconsiderate more distant neighbours determined to share their late night parties with several streets, .... I could go on! Compared to other parts of London, the area is cheap, but it is cheap for a reason and not "good value". Like anything in life, you get what you pay for. Transport links are very poor. You either have to drive everywhere, or take a bus to the nearest station (Plumstead or Woolwich). There was some effort put into the environment (canals, open spaces), but no effort in linking the place to the outside world or in local facilities. If you are looking at it as in investment, I would not expect the DLR arrival in Woolwich, or the longer term possibility of Crossrail in Woolwich to have a massive impact on prices as the stations will still be a bus ride or 30 minute walk away, and not a walk I would advise making after dark. Over supply and undesirable elements will make prices there to crash a long way, and then take a very long time to recover. -- left at Mon Oct 20 17:44:40 +0000 2008
